The Portfolio Market report in Business Intelligence helps you quickly determine how your hotels are performing compared to the market. For example, if your portfolio includes ten hotels in the Los Angeles area, this report will show you how they are performing against the rest of the Los Angeles market.
 
NOTE: This is an additional feature. Contact your sales representative to learn more.

1 Access the report. Click Business Intelligence, then Reports. Scroll down and click Portfolio Market Report.
 
NOTE: Can't see the Business Intelligence tab? Ask your administrator to assign you a user role that gives you full access to it.

To familiarize yourself with the key terms used throughout the report, click User-added image at the top.  

You can also choose to view your report based on RFP or room night data by clicking the option below the report's name.

2 Select your market. Hover over Data in the top right and click Change Report Data. From the Market Selection dropdown, select the market that you want to evaluate and check the boxes next to the appropriate chain scales. Edit any other report criteria if you need to and click Run.

3 View and manage your report data. At the top of the report you get a bird's-eye view of your hotels' performance in the selected market, in terms of market share, unique RFPs, meeting planners, and awarded RFPs. These figures are compared to the ones recorded this time last year so you can get a quick overview of the year over year (YoY) performance for each of the four metrics.

The rest of the data in the report is divided into three sections: Demand, Response, and Results. The widgets in all three sections can be edited and grouped to help you focus on the information that really matters to you.
The Demand section displays data related to the RFPs received by your hotels. The following widgets make up the demand section:
  • Market Share: Your Hotels - The percentage of RFPs received by your hotels, compared to the rest of the market.
  • Missed: Your Hotels - The RFPs sourced to the selected market, but not to your hotels. This helps you determine segments of the market you may need to focus on.
  • Demand by Number of Markets - The number of RFPs received by your hotels, grouped by the number of major metro areas (MMAs) they were sourced to. For example, if your selected market is Los Angeles, you can view how many of your received RFPs were only sourced to the Los Angeles area, compared to RFPs that were sourced to one or more metro areas apart from Los Angeles.
  • Received - The number of RFPs received by your hotels, grouped by planner location.

The Response section displays data related to the RFPs your hotels responded to, compared to the market. The following widgets make up the response section:
  • Average Daily Rate (ADR) - The average amount charged for a room in your hotels, compared to the amount changed for a room in the rest of the market.
  • Average Response Time - Displays How much time it takes your hotels to respond to an RFP, compared to the rest of the market.
  • Bid Rate - The percentage of proposals submitted by your hotels, compared to the rest of the market.
  • Turn Down Rate with Alternate Dates - Displays what percentage of the RFPs rejected by your hotels included alternate dates, compared to the rest of the market.
 
NOTE: The data in the Response widgets can be grouped by STR chain scales.

The Results section displays what was won and what was lost by your hotels. The following widgets make up the results section: 
 
  • Your Awarded RFPs - The number of RFPs that were contracted to your hotels.
  • Your Conversion Rate - The percentage of submitted bids your hotels won.
  • Lost Within Your Market - How many RFPs were lost by your hotels, to other hotels within the same market.
  • Lost to Another Market - How many RFPs were lost by your hotels, to hotels from other markets. This helps you determine whether your hotels should have a stronger marketing presence in other metro areas as well.

4 Save your customized report. If you have made edits to the widget settings and report criteria, you can save them for future use by hovering over ...Actions in the top right and clicking Save As. Enter a name for your customized report and a description, if desired. You can also create a schedule to automatically run the report at regular intervals.

Click Save when you're done. You can find your customized report in the Saved Reports tab.  

5 Export your report. To keep a record of your current report data hover over ...Actions and click Export. Select the format you want and click Export.
